M3 Real Estate Leadership Series: Investing in the Region

Find event photos here.
Feel free to share our LinkedIn post here.

Key Insights from the Session:

  • Major Regional Investments Are Fueling Growth – MassDevelopment has invested over $1.3 billion across the M3 region, supporting projects in Chelmsford, Lowell, Burlington, and more. These investments are driving economic development, expanding housing options, and strengthening the workforce pipeline.

  • Middlesex 3 is a Strategic Destination for Business – With access to a highly educated talent pool from both Massachusetts and southern New Hampshire, strong infrastructure, and abundant amenities, the region continues to attract companies in R&D, advanced manufacturing, and emerging tech sectors.

  • Housing Production is Lagging Behind Demand – Despite strong interest from developers, high construction costs, financing challenges, and permitting delays are slowing the pace of housing development. Creative financing tools and public-private partnerships are essential to meet workforce housing needs.

  • Workplace Trends Are Transforming Real Estate – Hybrid work is here to stay, and companies are rethinking how they use space. To bring employees back to the office, employers are investing in flexible layouts, upgraded amenities, and thoughtful design that prioritizes comfort and collaboration.

  • The Market is Pivoting Toward New Uses – As demand for life sciences space declines, the region is seeing increased interest in R&D, clean tech, and light manufacturing. Adaptable, power-capable buildings are in high demand, especially as companies seek more affordable options outside urban cores.

  • AI as a Workforce Reality
Education must keep pace with technology. Embedding AI literacy into classrooms is essential for equipping students with the skills they’ll need in a rapidly evolving job market.

  • Business as a Partner: Employers are key to building the future workforce through internships, mentorship, job site visits, and real-world learning experiences.

  • Cross-Sector Collaboration is Key: Strong partnerships between education, business, and government are necessary to align priorities, unlock funding, and create equitable, career-connected pathways.

*Regional Event*

Join the Middlesex Community College Foundation for an evening with Lieutenant Colonel (Retired) Scott Mann, a former U.S. Army Green Beret whose distinguished career has taken him on missions around the world, including deployments to Colombia, Peru, and Afghanistan. As the founder of Rooftop Leadership, Scott draws on his Special Forces experience to teach leaders how to build trust and foster meaningful connections, even in high-stakes, low-trust environments.

Scott is the author of the New York Times bestseller Operation Pineapple Express, a gripping third-person narrative that recounts the heroic efforts of veterans, volunteers, and Afghan allies during the chaotic U.S. withdrawal from Afghanistan in August 2021. This powerful story highlights themes of courage, sacrifice, and the enduring bonds of brotherhood in times of crisis.

In addition to his writing, Scott is the creator of Last Out: Elegy of a Green Beret, a critically acclaimed play that has toured the nation through a partnership with the Gary Sinise Foundation. This heartfelt production provides a voice to the sacrifices of veterans and their families, offering healing for those who have served and a deeper understanding for audiences about the personal costs of America’s longest war.
